A kitchen is the heart of any home! We have a variety of kitchen styles to suit your taste and style. With high quality finishes you will be able to create a personal and practical space for your home

For all of our kitchens, bathrooms and closets we use Pelikano, a trusted name in Ecuador with over 40 years experience. Producing high quality cabinetry that are made from 100% hardboard that are free of impurities, with high moisture and insect resistance.

All homes come with a laundry room complete with premium quality LG washer and dryer. The following photos are similar to the provided appliances however actual model may vary.

The cabinets are white with a single stainless steel laundry sink.

Ceibo Valley has partnered up with Graiman Industries. Graiman is an Ecuadorian company that manufactures ceramic and porcelain tiles. They rely on innovation and technology to obtain the highest quality in their manufacturing of porcelain floor and ceramic wall tiles. Located in Cuenca, Graiman is a major supplier to the Latin and North American Markets.

The standard package allows you the choice of one of the following 12 floor tiles. The same tile will be installed throughout your entire house or condo.

Porcelain is a high quality tile with the following benefits.

• Resists Wear – Porcelain tile lasts better over the years than standard ceramic tile. It is a denser material with fewer air pockets. It is more uniform in construction and tends to be less prone to breaking. They have high moisture resistance for life near the ocean.
• Low Maintenance -Porcelain tile floors are simple to clean and water wipes right off the
• Beautiful Finish and Numerous Styles – The tiles have such a luxury look and come in all sorts of styles
• Durable – Porcelain tile is made from highly refined clay that is fired at high temperatures for durability.

At Ceibo Valley we are concerned for your safety and have reviewed the skid/slip resistance of the tiles we are offering. This information has been provided in the technical specifications provided by Graiman, the supplier. Glossy tiles can be very slippery and are not recommended, especially for bathrooms or other areas that can get wet. As a rule though, the greater the anti-slip finish on the tile, the harder it is to keep clean. You will see provided with each selection the Skid resistance or “Coefficient of Friction DCOF (wet)”

Skid resistance scales are used to determine the degree of slippage on a tiled surface.  The Ceramic Tile Institute identifies tile in the following three categories:

1. Slip Resistant: Coefficient of friction is 0.60 or greater (wet). Meets or exceeds general safety and health regulations, ADA and OSHA
2. Conditionally Slip Resistant: Coefficient of friction is 0.42 to 0.59 (wet). Meets or exceed general safety and health regulations and OSHA requirements.
3. Questionable: Coefficient of friction less than 0.42

Sandstone

The sandstone tile is the highest skid resistant tile. It has a beautiful soft sandy texture and comes in 3 flowing colors. The tile is available in a 30 cm X 60 cm format.

The Rocky Mountain is a beautiful tile with 4 natural stone designs. The tile is available in a 30 cm X 60 cm format.

Parma

Parma is a plain white tile for that clean look. The tile is available in a 30 cm X 60 cm format.

Parma Blanco

Monet

Parma is an cream tile with a sandstone type design. The tile is available in a 60 cm X 60 cm format.

Matte Finish – Coefficient of Friction DCOF (wet) – 0.44

All bathrooms come with a single choice ceramic tile in the shower and or tub area.

Laca

Laca is a GLOSSY white tile for that clean look. The tile is available in a 40 cm X 40 cm format.

Andros, Magnisi and Tierra del Fuego

The following group provides a beautiful selection of nature inspired tiles. These matte tiles are available in a 30 cm X 60 cm format.

All kitchen and bathrooms come with your choice of premium quality granite or quartz counter tops complete with a 4″ back splash. You may select a counter that is different in your kitchen then in the bathrooms.

Granite

Granite is an all natural counter top. It is formed over millions of years from compressed molten rock. It is extremely hard and durable.

Every piece of granite is different with its own design and colors. It gives you a unique luminous counter top and with so many choices you can choose one that works perfectly with your cabinets and tile choices,

It is heat-resistant, durable, scratch resistant and stain resistant. However you should seal your counter top annually as it is porous. You might also have seams in your counter as the slabs are cut in specific sizes and more than 1 slab will probably be required.

The following samples will show the feel of the colors however as each piece is unique you might want to see them in person!

Quartz

Quartz counter tops are an engineered product made by combining approx 93% ground quartz, a hard mineral, with 7 % resins, binders, and pigments. This forms a very hard granite-like surface. Coarsely ground quartz produces a flecked appearance, and finely ground quartz has a smooth look.

The benefits of quartz includes its non porous surface. The resin seals the counter top so no further maintenance is required. It is extremely hard and makes a great work surface. It has a consistent finish giving it a contemporary look. They are more flexible than granite making them even less likely to chip. They can discolor over time if exposed to direct sunlight. They should not be used for outdoor kitchens for this reason.

The following samples can change over time but they are quite consistent from slab to slab.

The indoor walls will be painted in a single color. There are 3 choices including white, antique white and pearl. Photos are not exact.

In order to maintain continuity throughout the community, the exterior walls will be selected by our Design Architect.

The standard lighting package includes surface mount ceiling interior round LED lights in 2 sizes, 4″ and 8″ diameters. Due to the nature of Hormi 2 construction, recessed pot lights are not available. There will be a choice of 2 pendant style hanging lights above the kitchen island or peninsula.

Exterior lighting consists of one front entry door, two patio lights and 2 wall mounted spot lights.

All houses come with an outdoor kitchen featuring stainless steel sink and a propane BBQ. This is not a standard feature for condos.

All homes come with an outdoor shower to help keep sand out of your home.

Our natural looking porcelain range of tile consists of 3 stone like color choices. Porcelain tiles are not just durable and stand the test of time, they are also very practical.

Tiling is provided for the patio, outdoor shower and front entry area.

Exact tile choices will be provided at time of selection due to variability of product.

There are many advantages to our use of low maintenance uPVC windows and doors. They are very resistant to cleaning agents and weathering, which is critical in a beach side environment. And as our uPVC windows have an average service life of 30 years, they are enormously cost and energy efficient which is also critical to our eco-friendly community!

• Large size windows that provide natural light all throughout the house.
• Tinted glass to limit the transmission of ultraviolet light and reduce heat inside the house by reflecting solar energy.
• Good resistant glass doors that would not break easily and if they do, the tempered glass will not shatter.
• Perfectly sealed windows that help prevent dust, bugs or other debris from entering the house.
• Durable PVC window frames which can be easily cleaned and will not rust from the elements.
• Even with all of this great functionality they are also stylish and aesthetically pleasing.

• All homes come with a reverse osmosis water treatment system
• Solar power electrical systems are in all homes complete with solar electric water heater
• The over-sized front entry door and the garage doors are made from beautifully stained solid hard woods
• Interior doors and baseboards are painted in classic white
• Bathroom doors are 28″ in width, all the other interior doors are 32″ wide
• Bedrooms include closets with standard shelves and rails. Closet door colors can be selected from the cabinet colors
• All houses and condos include a split unit air conditioner in the main room and one in each of the bedrooms
• All houses come standard with a single cart garage (these garages are not included in the total square footage of your floor plan)
• All homes have underground electrical and fiber optics cable to the house

Appliance Upgrades

You might want to add a dishwasher to your kitchen or an over the range microwave. There are quite a few options to consider.

Pool and Hot Tub Ideas

Your outdoor area is your relaxing play space. Get a custom pool, hot tub or combination of both for your yard. Water features make a beautiful statement as well. We recommend the electronic salt chlorination system to treat your pool or hot tub.

A typical 10’x 20′ pool costs approximately $14,000 -$16,000 with a single water feature. Whereas a built in 7′ x 7′ hot tub should be around $7,000 -$9,000. Many landscaping features can be added such as gardens and rock formations at additional costs.

Outdoor Entertainment Ideas

Why not add an outdoor bar, wood fire pizza oven or pergola. We recommend natural looking, low maintenance artificial grass if you want green areas. Or simply add a mini fridge to your standard outdoor kitchen.

The standard outdoor kitchen is not included in the purchase of a Condo, but can be added along with a bar as an additional upgrade.

Window Coverings

Ceibo Valley has contracted a direct from manufacturer local supplier of high quality window coverings. We can help you select the right ones for you.

Bathroom

Bathrooms can be modified to make them wheelchair friendly. Including grab rails and 32″ entry doors.

Drop in bathtubs can be upgraded to include Jacuzzi type jets.

Garage Options

The standard garage fits one electric vehicle (think golf cart!) and includes your systems for the solar electric power, water heater and reverse osmosis system. You may wish to have your 80 square feet of garage storage area upgraded with a second garage door to accommodate 2 vehicles.

Ceibo Valley is looking at several electric golf cart manufacturers in order to secure special pricing for home owners.
